Abstract

Dwelling market in Orel region, as well as in Russia, has serious problems. The apartments are being sold badly, the dwelling prices are rather because the average citizens lack the necessary cash. At the same time sellers of dwelling do not always behave adequately to the conditions developed in the market: some of them suggest unreasonably overestimated prices, the others underestimate them too much. Under conditions of modern Russian economy the use of econometric methods becomes more and more popular way of the researches in various spheres. Construction of the model which will become the universal tool for definition of adequate cost of 1 m.2 in Orel, and dot and interval estimation of cost of dwelling with different initial parametres will be our problem in the research. To solve this problem the most informative factors for productive characteristic “dwelling price” and the most proved from the point of view of econometrics was chosen. The regression model of the dependence of dwelling cost on the chosen factors corresponding to all necessary qualitative characteristic was made. The out research and its results are of great practical interest.
